AV8 Solutions has specialized for 20+ years exclusively in commercial and residential condominium 

corporation management. We are a small company focusing on smaller and rural condominium 

communities/properties in central & northern Alberta.  

Position Overview: 

We are seeking a conscientious individual who is pursuing a full-time, challenging, career-building, small 

office work environment to join our condominium management team. This role requires an individual 

with a business and property management background who is looking to build a long-term licensed 

career in condominium management. The successful candidate must be willing, committed and eligible 

to become licensed as a Condominium Management Associate with the Real Estate Council of Alberta. 

We will support the right candidate through training and professional development.  

You will support all aspects of the operations and management requirements for a portfolio of 

condominiums corporations. The successful candidate will be responsible for providing excellent 

customer service, handling a wide variety of administrative tasks, and supporting our Broker and other 

Team members.  

Work hours are generally Monday to Friday from 9:00am to 5:00pm, but notably flexible and involving 

some work in the evenings and weekends, and serving on-call for property emergencies.  

Skills/Qualities/Requirements: 

• Minimum 1-year experience in property management.  

• Post-secondary education in Business Management, Administration or similar.  

• Experience working in a collaborative office environment. 

• Extensive skills working with Microsoft Office applications.  

• Professional written and oral communication skills. 

• Exceptional customer service.  

• Proficiency in preparing business communications. 

• Excellent interpersonal and conflict resolution skills. 

• Strong attention to detail and ability to multi-task. 

• Extremely well organized and able to prioritize and manage your own calendar and workflow. 

• Strong research skills. 

• Comfortable to work independently on assignments and projects. 

• Self motivated, self directed, and accountable. 

Critical thinking skills to solve problems and deal with property emergencies as they arise. 

• Clean drivers abstract and a reliable car. 

• Able to obtain a clear Criminal Records Check.  

• Ability to locate to the Wetaskiwin area. 

Responsibilities and Duties: 

• Support the Broker in the day-to-day office administration, and the management of assigned 

condominium corporations (upon licensing). 

• Communicate professionally, respond to and coordinate with condominium boards, owners, 

residents, contractors, realtors, lawyers, and service providers 

• Respond to issues and conflicts calmly, professionally, and in a solution focused manner 

• Preparing forms, documents, notices and correspondence for distribution. 

• Manage client records, contracts and records archives.  

• Coordinating personal, Team and client meeting schedules. 

• Coordinating and scheduling vendors for maintenance activities. 

• Attend client board, owners and vendors meetings. 

• Assisting in accounting data input.  

• Prepare financial and budget reports.  

• Attend property inspections (occasional travel in central Alberta).  

• Monitor accounts in arrears and assist with collection processes in accordance with company policy 

and board direction. 

• Prepare condominium document requests for realtors, lawyers, and owners, ensuring accuracy and 

legislated timelines are met. 

• Prepare, register, and track condominium documents with Alberta Land Titles.  

• Assist with board meeting preparation, meeting attendance, follow ups, and action item tracking. 

• Maintain accurate records, correspondence, and documentation with strict confidentiality.
