Leduc Regional Housing Foundation is seeking an enthusiastic and motivated individual for a permanent, full-time Maintenance Worker II position (75 hours/biweekly). Reporting to the Asset Manager, the Maintenance Worker II will complete building maintenance duties, including electrical, plumbing, heating, and carpentry, grounds keeping in seniors’ and community housing units located throughout Leduc County and in the City of Leduc. 

Qualifications:

 5 th Class Power Engineering Certification (required) 

 Standard First Aid Certificate Required 

 Ability to be on call as required. 

 Clear drivers abstract and class 5 driver’s license. 

 Detailed orientated with a demonstrated ability to organize, prioritize, and manage multiple tasks utilizing strong time management skills while working independently. 

 Experience with computers, electronic devices, and Microsoft office programs. 

 Experience in a building management software program Yardi (asset) 

 Experience and ability to perform minor carpentry, plumbing and heating repairs, as well as grounds keeping tasks.

 ROLE

 Reporting to the Asset Manager, the Maintenance Worker II performs building and grounds maintenance to ensure properties are well maintained and fully operational. The Maintenance II is a part of the Maintenance and Leduc Regional Housing Foundation team and ensures that a high quality of service is provided.

RESPONSIBILITIES 

10. Complete preventive maintenance tasks for Leduc Foundation buildings as outlined in the Preventative Maintenance Log Books. 

11. Monitor and perform preventive maintenance duties on boilers and air handling systems such as taking and recording pressure, temperature and liquid levels, and replacing zone valves and thermostats. Report unusual or abnormal system readings or problems. 

12. Replace light diffusers, tubes and lamps. 

13. Perform building construction and renovation duties such as constructing simple wooden articles, repair furniture, doors and windows; repairs walls and surfaces; performs related painting and finishing duties. 

14. Perform minor repairs on plumbing and fixtures such as replacing or adjusting valves, taps and flushing mechanisms, unclogging drains and traps. 

15. Complete ground maintenance throughout the year including snow removal, grass cutting, flower bed preparation and general maintenance. 

16. Promote Health & Safety awareness: 

 participate in all aspects of the Health & Safety Program. 

 perform hazard assessments and use safe work practices. 

 report any injury, near miss, unsafe condition or unsafe act to your supervisor immediately. 

 make safety suggestions. 

 set a good example. 

17. Report stock depletion to assist with inventory control. 

18. Be available on an on-call basis after hours on a rotating basis. 

19. Complete all maintenance and repairs in a prompt, efficient and economical manner. 

20. Other duties as assigned.
